Do I lose control of my property?
No. You set the house rules, approve the pricing strategy, and decide on owner-use blocks. We handle execution — the messages, scheduling, and problem-solving — while you make all the decisions that matter.
What if I want to end the arrangement?
30 days' notice, no questions asked, no penalties. We operate month-to-month because you should stay with us because it's working — not because you're locked in.
How do you handle emergencies?
We have vendor networks across our markets — plumbers, HVAC techs, locksmiths, cleaners who respond fast. Most issues are resolved before you even know about them. You hear about it in the monthly report, not at 2am.
What platforms do you manage?
Airbnb, VRBO, Booking.com, and Google Vacation Rentals — all synced and managed simultaneously. We also set up direct booking sites for clients on the Management + Growth tier.
How do you set pricing?
We use PriceLabs with market-specific rules built around local events, seasonal demand, and competitor positioning. Rates adjust automatically — you're never leaving money on the table during peak weekends.
My property is already listed — can you take it over?
Absolutely. The audit call is designed to assess your current setup. We'll tell you what we'd change and what we'd keep. From signing to fully live is typically one week.
Do you work in markets outside your current ones?
Yes — the systems we've built work everywhere. We evaluate each new market on its own merits. If your property is somewhere we haven't operated before, book an audit call and we'll be upfront about whether we're the right fit.
What does the management fee cover exactly?
Everything operational: guest communications, pricing management, cleaning coordination, maintenance coordination, review responses, listing management, and monthly reporting. OTA platform fees and cleaning costs are separate — those are charged directly to you by the platform and cleaner.
